PROTECTING YOUR PROPERTIES

Dealing With Mould in Rental Property

Cleaning black mould with bleach or mould sprays is only a short-term fix. If the cause is not dealt with, the mould soon returns, along with tenant complaints and further damage to walls, decoration and belongings.

Mould in rented property is usually caused by one of three things: condensation from everyday living with too little ventilation, penetrating damp where rain gets through the walls, or rising damp from the ground. Each needs a different solution, so we identify the cause first and recommend the repairs that will solve the problem in the long term.

Common Problems in Rented Homes

  • Black mould on walls, ceilings or window reveals
  • Mould that keeps returning after cleaning
  • Heavy condensation on windows and cold walls
  • Mould in bathrooms, kitchens and bedrooms
  • Damp patches that appear after rain
  • Tide marks or damp low down on walls
  • Peeling paint, wallpaper or blown plaster
  • Musty smells and tenant complaints about damp

YOUR RESPONSIBILITIES

Landlord Responsibility for Damp and Mould

Damp and mould in rented homes is a growing focus for councils and the government. Dealing with problems promptly and properly protects your tenants, your property and your position as a landlord.

What Applies Now

Landlords in England already have a legal duty to keep rented homes fit for human habitation, and damp and mould growth is one of the hazards councils assess under the Housing Health and Safety Rating System. Where serious damp is found, councils can require repairs to be carried out.

What’s Coming: Awaab’s Law

Awaab’s Law already sets strict timescales for social landlords to deal with damp and mould. The government is consulting on extending it to private rented homes, with 2027 the earliest likely start date. Fixing the causes of damp properly now puts you in a strong position.

This is general information as of October 2026, not legal advice.

ONE CONTRACTOR

Why Landlords Choose Maple

Damp and mould problems often need more than one type of repair. Because we handle damp proofing, ventilation, brickwork repairs and protection, one survey can cover everything, and combining the work can be more cost-effective than bringing in several different contractors.

If you don’t live near your properties, we can carry out the maintenance on your behalf, so problems are dealt with without you needing to be there. We’re also happy to work directly with letting and managing agents on the properties they look after.
